Job Overview:
E.R. Griffis Co. is seeking an experienced, dedicated, and proactive On-Site Property Manager for our largest apartment complex. This individual will oversee the day-to-day operations of the property, ensuring high occupancy rates, excellent tenant relations, and efficient management of resources. The role requires strong leadership, exceptional customer service, and solid organizational skills to maintain the property's overall success.

Duties (include but not limited to):

• Advertise, rent and show apartments as they become vacant.
• Collect all rents when due and promptly deliver to Management Office.
• Clean each apartment for re-rental.
• Maintain the general premises in a clean, orderly and safe condition.
• Do such minor maintenance as may be necessary, including but not limited to such items as leaking faucets, stopped-up drains, minor repairs and touch-up painting.
• Prepare such records and reports as may be required by Employer.
• Adjust any complaints of tenants and enforce the rules of the house in accordance with the policies of Employer.
• Report any unusual tenant problems to Employer.
• Recruit for both maintenance personnel and Groundskeeper position.
• Get bids for all vendor work.
• Complete any and all work given to you ownership
• On call 24/7
• Coordinate with assistant manager on any and all building inquires/needs
• Communicate with E.R. Griffis Co. Maintenance Staff to ensure building is in top condition

Skills:

• Strong customer service skills with the ability to build positive relationships with tenants
• Proficient in file management and maintaining organized documentation systems
• Knowledge of legal administrative processes related to property management is a plus
• Excellent phone etiquette for professional communication in various situations
• Strong data entry skills with attention to detail for accurate record keeping
• Effective conflict management skills to handle disputes calmly and fairly.
