What is the financial impact of Topgolf?
Currently
The Montebello Golf Course has lost millions of dollars for the General Fund & has been subsidized by taxpayers. It is only used by a amount of Montebello residents and is overwhelmingly played by non-residents. Despite this, residents are paying for the course to lose money through their tax dollars. The State Audit on Page 9 stated “Until Montebello takes steps to address the golf course’s burden on city finances, the golf course will continue to drain the general fund and divert money needed for other essential city services”
And…
There are looming infrastructure costs like irrigation, pumps & sprinklers that need to be addressed on the golf course requiring additional investment by the City borrowing more money on a property that loses money. The costs to modernize the underground infrastructure as well as make necessary improvements to the dilapidated sand traps and golf cart paths will cost millions of dollars…
Now What?
The City can either disregard the State Audit (Page 9: “The City should…consider alternative uses for the golf course property”) and continue to experience losses on the golf course for years to come while additionally having to make millions of dollars of investments or take decisive action to develop the golf course into a new modern experience to be enjoyed and visited by generations to come, capitalizing on the growing trend of mixing sports with technology and entertainment…
The Solution
Topgolf, owned by Callaway Golf with strong financial backing, will enter into a multi-decade deal & pay significant rent sums to the City in exchange for the land lease - this rent will entirely offset the costs associated with building a new golf course & new golf amenities and also leave a profit for the City. The new golf operator will guarantee an annual profit for the City & create financial stability for the golf course for the first time in decades - all while having a brand new golfing complex featuring serious community benefits & 38% of the parcel leftover for future community benefits to be decided in the future.
